VA Home Loans in San Diego and Across California

VETERANS & ACTIVE MILITARY · SAN DIEGO & ALL OF CALIFORNIA

You earned this benefit. A VA loan lets eligible veterans, active-duty service members, and surviving spouses buy a home with $0 down and no monthly mortgage insurance. Let's make sure you use it the right way.

Why VA loans matter so much in San Diego

San Diego is one of the biggest military communities in the country, and it's also one of the most expensive housing markets. That combination makes the VA loan one of the most powerful tools a buyer here can have. Saving a 20 percent down payment on a San Diego home can take years. With a VA loan, eligible buyers can often skip that step entirely.

The big benefits of a VA loan
  • $0 down payment for eligible borrowers with full entitlement.
  • No monthly mortgage insurance. Most low-down-payment loans charge it. VA loans don't.
  • No VA loan limit for borrowers with full entitlement. You still need to qualify for the payment, but the VA doesn't cap the loan amount.
  • Competitive rates because the loan is backed by the Department of Veterans Affairs.
  • Reusable. You can use the benefit more than once over your lifetime.
  • 2 to 4 unit properties are allowed if you live in one of the units, which can help with house hacking.
Who's eligible

Eligibility depends on your service history. In general, the VA loan is available to:

  • Veterans who meet minimum service requirements
  • Active-duty service members
  • National Guard and Reserve members who meet service requirements
  • Certain surviving spouses

Your eligibility is confirmed with a Certificate of Eligibility, or COE. We can usually pull it for you in minutes as part of your pre-approval.

What about the VA funding fee?

Most VA loans include a one-time VA funding fee, which helps keep the program running. It can usually be rolled into the loan so you don't pay it out of pocket. Veterans receiving VA disability compensation are generally exempt. We'll show you exactly what applies to you before you commit to anything.

Common VA loan myths
  • Myth: Sellers don't accept VA offers. A well-prepared VA offer with a strong pre-approval competes just fine. Having your agent and lender on the same team helps a lot here.
  • Myth: You can only use it once. Entitlement can be restored and reused.
  • Myth: VA appraisals are impossible. They have property standards, but most move-in-ready homes pass without drama.
Your loan and your agent under one roof

The Loan Me Company is both a mortgage brokerage and a real estate brokerage. For VA buyers that's a real advantage. Your agent knows exactly how your VA loan works, writes offers that sellers take seriously, and coordinates directly with your loan team so nothing falls through the cracks between offer and closing.

Already own with a VA loan?

If you have a VA loan now, you may be able to lower your rate with a VA streamline refinance (IRRRL) or pull equity with a VA cash-out refinance. Ask us whether either makes sense for you. You can also explore HELOCs and home equity loans.

VA loan FAQ
Do VA loans really require $0 down?

For eligible borrowers with full entitlement, yes. You'll still need to qualify for the monthly payment and cover any closing costs not paid by the seller or rolled into the loan.

Is there a VA loan limit in San Diego?

For borrowers with full entitlement, the VA doesn't set a loan limit. If you have a VA loan still in use, your remaining entitlement can affect how much you can borrow with $0 down.

Can I use a VA loan to buy a duplex or fourplex?

Yes, as long as you live in one of the units as your primary residence.

What credit score do I need for a VA loan?

The VA doesn't set a minimum, but lenders do. Requirements vary by lender, which is one reason working with a broker who can shop multiple lenders helps.

Can I get a VA loan if I'm still on active duty?

Yes. Active-duty service members who meet service requirements can use a VA loan, including when buying near their duty station.
