Bank Statement Loans for Self-Employed Californians
SELF-EMPLOYED · SAN DIEGO & ALL OF CALIFORNIA
Your tax returns show what's left after write-offs. Your bank statements show what you actually bring in. A bank statement loan lets you qualify on the second number.
Who it's for
- Business owners, contractors and consultants
- Real estate agents, rideshare and gig workers, creatives
- Anyone whose deductions make their tax-return income look smaller than it really is
How it works
- Share your statements. You provide 12 or 24 months of personal or business bank statements.
- The lender averages your deposits. For business accounts, an expense factor is applied to estimate your income.
- That's your qualifying income. No tax returns or W-2s needed for income. I'll compare 12- vs. 24-month options and personal vs. business accounts to see which works best for you.
Typical guidelines
- Statements: 12 or 24 months, personal or business
- Self-employment: usually 2 years; some programs accept less
- Down payment: often 10–20%
- Credit score: around 620–680 minimum, depending on the program
- Reserves: a few months of payments in the bank after closing
- Property types: primary home, second home or investment
Guidelines vary by lender and change often. Contact us for a current rate quote.
Why The Loan Me Company
Self-employed files take judgment, not a checklist. I'll review your statements before anything is submitted, so there are no surprises in underwriting. And because we're also a real estate brokerage, your agent and your loan can live under one roof.
Bank statement loan FAQ
Should I use 12 or 24 months of statements?
It depends on your income trend. Twelve months can help if business has been growing. Twenty-four months can smooth out a lumpy year and sometimes prices better. We'll run both.
Can I use personal and business accounts?
Many lenders accept either, and some accept a combination. Business accounts typically have an expense factor applied.
Will the rate be higher than a conventional loan?
Usually somewhat higher, because these loans fall outside the standard Fannie Mae and Freddie Mac rules. Contact us for a current rate quote.
Can I refinance later?
Yes. Some clients use a bank statement loan now and refinance into a conventional loan once their tax returns support it.
