DSCR Loans for Real Estate Investors

REAL ESTATE INVESTORS

A DSCR loan lets you qualify for an investment property based on what the property earns, not what your tax returns say. If the rent covers the payment, you're most of the way there.

Who it's for
  • Investors buying or refinancing a 1–4 unit rental, condo, or short-term rental
  • Self-employed investors whose write-offs make their tax returns look thin
  • Anyone growing a portfolio who's tired of re-proving personal income on every deal
How it works
  1. We look at the rent. Your lender compares the property's monthly rent to its monthly payment (principal, interest, taxes, insurance and HOA).
  2. That gives you the ratio. Rent divided by payment is the DSCR. Rent of $3,300 on a $3,000 payment is a 1.10 DSCR.
  3. The ratio sets your terms. A higher ratio, more down and stronger credit usually mean better pricing. I'll shop your file across lenders to find the best fit.
Typical guidelines
  • DSCR: 1.0 or higher; some programs go below 1.0 with more down
  • Down payment: 20–25% on a purchase
  • Credit score: around 620–680 minimum; better terms above 700
  • Reserves: several months of payments in the bank after closing
  • Income docs: no personal tax returns or W-2s

DSCR loan FAQ
Do I need to show my income for a DSCR loan?

Usually not. The loan is based on the property's rent, so most lenders skip personal tax returns and pay stubs. You'll still need good credit and money for the down payment and reserves.

Can I use a DSCR loan for an Airbnb or short-term rental?

Often, yes. Many lenders will use short-term rental income, though the guidelines can be a bit tighter.

Can I buy in an LLC?

Many DSCR lenders allow it. We'll match you with one that does if that's your plan.

Can I use a DSCR loan for my own home?

No. DSCR loans are for investment properties only. For a home you'll live in, take a look at our Bank Statement or 1099 loans.
